Below are some interesting programs we are open to discuss.
- Small Balance Commercial Lending Program– We feel this is an underserved market and have developed a focus here to work with a wide range of property types including: mobile home parks, automotive, self storage, light industrial and of course multifamily/office/retail. One particular program works with properties in the range of $100,000 to $2 million that are credit worth small business owners / investors that would like to purchase, refi or cashout.
- Government Backed Small Balance Loan Program – We provide non-bank lending through a government program that provides between $1 million and $7.5 million for multifamily purchases, refinances and cashouts. Terms are very competitive and have terms of 5,7,10 and 20 years.
- Bridge Loans- If your client has an opportunity to purchase a non-stabilized, non-cashflowing, vacant commercial property with a purchase price of $500,000 to $10 million anywhere in USA, please contact us for a quick closing in 30 to 45 days. Programs are available for buyers that are short term and allow no penalty prepay.
- Fix and Flip- Loans for buyers that are buying distressed properties, rehabbing and then selling. We have many programs available that are collateral based, require low down payments and we can find success with all types of credits. Pre-approvals can be done in a couple days.
- Short Term Rental- If your buyers are looking to purchase a property, rehabilitate and rent through VRBO and AirBnb, we have programs that will suit their needs based on projected cashflow of the property. These are primarily collateral lending programs so all types of credits are reviewed.
